540 Ouellette Ave. Condominiums
2011
A number of renovation projects have been completed by Passa Architects over the last few years on this eight storey condominium building in downtown Windsor. Passa Architects developed retrofit detailing procedures based on research and seminars developed with the help of the Tower Renewal Guidelines (developed by the University of Toronto for the City of Toronto and CMHC) and applied them to varying degrees on this condominium tower originally built in the 1960’s. Renovations completed on the building include interior finishing upgrades to the aesthetics of all entry spaces and interior hallways, exterior painting of the existing façade, complete replacement of the exterior glazing for an upgraded double and triple glazing system which dramatically improved the envelope and exterior sound control for the building and associated interior suite refinishing as required by the window replacements. A design was also developed and associated application filed for the building to have an exterior south facing, wall mounted photovoltaic system installed. Final approval from the Ontario Power Authority FIT Program is pending in order for this work to proceed.
